Privacy, Cookies and Terms

1. Data controller

The BeachStake service (beachstake.com) is operated by WAHU S.r.l., registered office at Via Giacomo Brodolini 4, 47922 Rimini (RN), Italy, VAT/Tax code 04768000400, REA RN-439430, controller of the personal data collected through this site. For any request regarding your data you can write to the certified email (PEC) [email protected]. Full company details are in the Legal notice.

2. What data we collect

Email and municipalities of interest: only if you voluntarily fill in the “Notify me” form, to send you alerts about the tenders of the municipalities you indicate.
Browsing and statistical data: the statistics tool (Google Analytics 4, with anonymised IP) is used only if you give consent via the cookie banner; without consent it stays disabled (see point 7).
Technical data for security: to prevent abuse (rate limits on forms and on Pro access) and to manage the registry of enabled Pro devices, we process technical request data, including the IP address, on the basis of our legitimate interest in protecting and keeping the service secure (art. 6.1.f GDPR). For alert subscribers the IP may be stored together with the subscription as technical proof of consent. The IP is kept only as long as strictly necessary.

3. Why we process it (purposes and legal basis)

Requested alerts about the tenders of the municipalities you indicate — legal basis: your consent (art. 6.1.a GDPR).
Marketing communications and news (newsletter, offers) — only if you give the separate, optional consent in the form. It is independent of the alerts and you may withhold it.
Management of purchases — to perform the contract and meet tax/accounting obligations (arts. 6.1.b and 6.1.c GDPR).

You can withdraw consent at any time by writing to us or using the unsubscribe link in the emails: we will stop the relevant communications.

4. Retention

We keep the data for as long as needed to provide the requested service and, for tax and accounting obligations related to purchases, for the periods set by law. You can ask for its deletion at any time. We do not sell your data to third parties.

5. Providers (processors) and transfers outside the EU

To run the service we use third-party providers that process the data on our behalf as processors (art. 28 GDPR), within their respective purposes:

Cloudflare, Inc. — site hosting and CDN (technical browsing data);
Brevo (Sendinblue SAS) — email lists (alert subscribers and Pro customers), delivery of communications and technical registry of enabled Pro devices;
FormSubmit — collection and forwarding of the “Notify me” form requests (email and indicated municipalities), used as a backup channel;
ImprovMX — forwarding of messages from [email protected] to the controller's mailbox;
Stripe — management of payments (payment and billing data);
Fatture in Cloud (TeamSystem S.p.A.) — issuance and storage of invoices for purchases (customer's personal and tax data);
Google Ireland Ltd — browsing statistics via Google Analytics 4 (with anonymised IP), active only after consent via the cookie banner (see point 7);

Some of these providers are based or have infrastructure outside the European Union (in particular in the United States). In such cases the transfer is based on appropriate safeguards under the GDPR — the EU Commission's Standard Contractual Clauses and/or adherence to the EU-U.S. Data Privacy Framework. You can ask us for more information at the PEC indicated.

6. Your rights

You have the right of access, rectification, erasure, restriction, objection and data portability (arts. 15-22 GDPR), as well as the right to lodge a complaint with the Italian Data Protection Authority (Garante per la protezione dei dati personali). To exercise them, write to the PEC [email protected].

7. Cookies and similar technologies

Technical cookies (always on). The site stores some preferences only on your device (e.g. the municipalities you save with the ★, the Pro status and the cookie choice) via the browser's localStorage: this is technical data, necessary for operation, that does not leave your device and is not used to track you. It does not require consent. If you enter the members area, the site also sets rc_area: an authentication/recognition cookie (signed, HttpOnly, up to 400 days) that keeps this device recognized so you don't have to register again. It is a technical cookie, contains no profiling and is removed on sign-out.

Statistics and marketing cookies (only with your consent). To measure use of the site and the effectiveness of campaigns we may use third-party tools — Google Analytics 4, Google Ads and Meta Pixel — that install cookies and identifiers. These tools are activated only after you have given consent via the cookie banner: until then they stay disabled thanks to Google's Consent Mode v2 (default setting “denied”). You can change or withdraw your choice at any time via the “Manage cookies” link at the bottom of every page. These providers may also process data outside the EU, with the safeguards indicated at point 5.

You can also manage or delete cookies from your browser settings.

8. Terms of service

Informational nature of the data. BeachStake collects and reprocesses information from public sources (Italian Official Gazette, municipal notice boards, town-hall websites). The data is purely informational and does not replace the official tender notice: before taking part in a tender, always check the official documents and the relevant terms.
No warranty. Although we update the data regularly, we do not guarantee completeness, accuracy or the absence of errors. We are not liable for decisions taken on the basis of the service's information.
Aggregate product. The paid features (Pro plan and dossiers) provide aggregated and statistical analysis of the tenders (number and status of tenders, deadlines, territorial trends). We do not sell or otherwise commercialise the individual names or economic amounts of concession holders: where such information appears it comes from public records and serves an informational purpose only.
Pro service and dossier. The Pro plan (subscription) unlocks additional features. The optional dossier-preparation service is a separate professional activity, subject to a specific agreement and quote.
Billing. Subscriptions are billed by WAHU S.r.l.
